What 40+ Years in Real Estate Has Taught Me (That Google Can’t)

October 30, 20253 min read

Some things you just can't Google and 40 years in real estate has taught me exactly what they are.

When Experience Saved an "Impossible" Deal

Not long ago, I worked on a deal that looked impossible on paper. Multiple offers were competing, title issues surfaced unexpectedly, and the seller had already packed up emotionally, ready to walk away from the whole process. If you Googled the "right" way to handle it, you'd find a dozen different opinions and conflicting strategies.

But it was experience, knowing which conversations to have, which battles to pick, and when to bring everyone back to focus on the shared goal, that got everyone to the finish line successfully.

Experience Solves Problems Google Can't

The internet gives general advice, but experience shows you when not to follow the rules.

I've learned that it's not always about the textbook answer. Sometimes the "right" move on paper would kill the deal in real life. You only know which is which after years of seeing what works, what doesn't, and most importantly, what keeps relationships intact.

Decades of trial-and-error build instincts that can't be copied from a search result or AI-generated response. When you're navigating a deal with multiple emotional stakeholders, anxious buyers making their biggest investment, sellers attached to decades of memories, lenders with strict timelines, and attorneys protecting their clients' interests, you need more than information. You need the wisdom to know how to bring everyone together. That's something you can only develop through real-world experience, not a quick Google search.

The Biggest Lesson I've Learned

After all these years, the biggest lesson is simple: the people matter more than the paperwork.

Real estate is about people first, property second. Homes will come and go, markets will rise and fall, but the way you treat people is what they remember, and it's what keeps your phone ringing decades later.

Long-term success is built on trust and reputation, not just transaction volume. Your network can open more doors than any algorithm ever could. The relationships you build today become the referrals, repeat clients, and trusted partnerships that sustain your business for years to come.

In an industry increasingly dominated by technology and automation, the human element, genuine care, personalized guidance, and earned trust, is more valuable than ever.

Relationships Over Transactions

Here's the truth: A transaction ends when the paperwork is signed; a relationship can last a lifetime.

I've had clients call me 15 years after their first home purchase, ready to sell or buy again, just because they remembered how I made them feel heard, supported, and genuinely cared for. That's something no search engine can replicate.

Repeat clients and referrals often come from years-old connections, people you helped during major life transitions who never forgot the experience. According to the National Association of Realtors, 66% of sellers found their agent through a referral from friends, neighbors, or relatives, and 64% of buyers did the same.

Going the extra mile turns a one-time deal into a lifelong connection. That might mean:

  • Checking in with past clients even when there's no transaction on the horizon

  • Remembering important details about their families and lives

  • Being available to answer questions years after closing

  • Celebrating their milestones and major moments

  • Providing genuine guidance even when there's nothing in it for you immediately

These relationship-building actions create a foundation of trust that technology simply cannot replace.

The Bottom Line

If you've got questions about the market, buying, or selling - send me a message. I'm here to share 40 years of hard-earned wisdom that Google just can't give you.

Because at the end of the day, real estate isn't just about properties and transactions, it's about people, relationships, and the trust that comes from decades of doing right by every client.
